THE PROJECT

Six homes. One plot. Built to last.

Milimo spent two years planning this development — six housing units, workers’ quarters, a swimming pool, and an entertainment area on their plot in Ibex Hill. The designs were complete, the bill of quantities was ready. What she needed was a contractor she could trust to execute it well, even when she weren’t always in Lusaka to oversee it herself.

She chose Sieben not because we were the cheapest — but because she felt confident her money would be managed well.

The Brief

Milimo and her husband came to us with a complete set of plans and a clear vision: six high-quality housing units on their plot in Ibex Hill, with workers’ quarters, a swimming pool, and an entertainment area. The project had been carefully planned — they had an architect’s drawings and a bill of quantities already prepared.

What they were looking for was a contractor who would honour that plan. Someone who would be transparent about costs, proactive with updates, and who would treat their money with the same care they had put into the design.

We were not the cheapest option they considered. But after their initial conversations with our team, they felt confident that Sieben was the right choice.

Our Approach

Before a single brick was laid, we worked through the bill of quantities in detail with the clients — line by line, material by material. This is standard practice for us. It means the client knows exactly what they are paying for, and we have a shared, agreed reference point for every decision that follows.

For Milimo and her husband, this process was particularly important. They are not always in Lusaka, and they needed to know that the financial side of the project was being managed with rigour. We set up a formal reporting schedule from the start: structured progress reports at defined intervals, with photos, expenditure summaries, and a clear outline of what comes next.

When the concrete pump arrived on site for the ground floor slab, we documented the pour in full — photos and video — and sent a report to the clients the same day. That is the standard we hold ourselves to on every project.

Over the coming months, we will complete the structural frame, move into roofing, and then begin the finishing work — tiling, joinery, fittings, and external landscaping. We will update this page at each major milestone.
